Located on the North Shore’s satellite suburb of Albany, O.K.L.A is a six storey, mixed-use apartment building. There are two retail units at the ground level, undercroft parking, and five levels of one, two, and three bedroom units.
The design is contemporary and only minutes away from the Northern Motorway, Albany Bus Station, and retail and dining precincts.

The contemporary and refined apartments offer residents a luxurious option at an affordable price point.
The main structure reflects a simple and dynamic expression formed through a column and beam system using concrete and steel. The exterior cladding materials of terracotta tile, powder-coated aluminum cladding, and through-coloured high-density facade panels add contrast and express a lighter typology.
The use of a distinct architectural geometry provides a strong individual character. The design takes full advantage of the building’s symmetrical 'V' shaped plan ensuring excellent solar access is maintained to all apartments.
Residents and visitors are welcomed into a double- height entry lobby, which establishes a desirable residential identity for the building. This space highlights the centralised lift core and provides views through the site to the north-west. The two retail tenancies flank each end of the lobby. The larger space is situated on the north-east corner of the building and is lowered to the residents’ entry level to form a light-filled plaza. The smaller space is located at street level.
Clear horizontal definition between commercial and residential elements above is achieved at the street level by way of double-height glass retail frontage. This also provides the benefit of maximising the visibility of the tenancies from the street.
Defined areas of landscaping such as the raised planter boxes and steps at the apartment entry provide a heightened sense of arrival for visitors.
